What is a Modular Home

A modular home is a home that is “stick-built” under roof inside a factory, under ideal working conditions. Homes are built inside large manufacturing facilities, which protect each home from the outside elements while under construction. There are also no long delays in construction that could be associated with inclement weather.

Skilled craftspeople construct each home to exact specifications. Homes are constructed with brand name building products that you know and trust. Both in-house personnel and an independent agency inspect all homes during and after construction to ensure that every home meets high standards and code requirements.

A traditional modular home will use significantly more lumber, up to 30% more, than a home stick built on site. The reason for this is simple. The modular sections must be stronger because of transportation from the factory to the building site, and because each section will be lifted by a crane from the carrier and placed on the foundation. When each home is completed, it will consist of a series of modules. Trucks deliver the modules to the building site. Assembled together on the foundation, the modules form a permanent structure.

All interior walls are lag bolted to the exterior walls as well as bracing and insulation on all electrical outlet boxes. Galvanized straps brace the wall to the floor.

The old adage “time is money” has never been more important than when used in the context of home construction. Constructed in a large facility usually within a six-day time span, all homes conform to meet state and local building code requirements. All homes are generally finished within 90% of completion before they leave the factory.

Lastly, modular homes offer significant savings over an on-site built home. Most modular home manufacturers produce hundreds of homes a year, allowing for substantial savings by volume purchasing and yearly buying contracts with suppliers. This savings is passed along to the home buyer, which makes modular homes a solid value.
