Modular homes are gaining recognition for their efficiency and cost effectiveness. Modern technology is being used to meet the needs of today’s market. All modular homes meet or exceed state and local building codes. These homes are just like traditional homes except they are built in factories and assembled together at the home site.

The normal construction method for building homes is not used with modular homes. The process of building a modular home takes just part of the time it takes to build a home onsite. The building is pre-fabricated at an off-site factory. Modular homes are built in a way similar to that of an assembly line. The house is divided and built in subsections, where each is built and then transported to the site and constructed together just like any other home.

Modular homes are built inside and not in the weather. Sometimes weather can cause delays in construction or even damage to materials. And because all of the manufacturing is done at one location supplies can be bought in built to reduce costs. Modular homes do not have limitations on their designs. They can be any size or shape, one level, one-and-a-half levels or ranch. These homes can have basements and any number of rooms. Modular home builders offer many different custom options for you to choose from.

The price of a modular home is typically less than a traditional home because of the savings in labor, materials and time. When purchasing a modular home, you are able to get a lot more house for your money.

Modular Homes: How Long Does It Take - Start to Move In?

Purchasing and moving into a modular home isn’t much different from purchasing and moving into any other type of home.

In March, Jim and Jan sold their home near Lake Michigan to a developer. They’d seen a modular home on display in their community and loved the way it looked on the outside…so viewing the inside of the home in March was their first foray into purchasing a new home. They both fell in love with the house and put a down payment on it that day.

Then came the challenge of finding land on which to place the home. Because they wanted to stay in the county and were very intent upon having a variety of established trees in their yard, the search for suitable land took three months. There are often quite a number of plots for sale, but many of these properties do not allow modular homes to be placed there. Using a Realtor may have reduced the time it took to find the perfect property.

The land was purchased in late May, and after the septic system, well, and crawl space were installed, their house arrived at the end of July. Securing the home to the foundation and sealing the exterior took only two days because of the experienced crew.

The final process of readying the house – connecting the sections seamlessly, installing carpets and trim – was completed in six weeks, and Jim and Jan moved into their home on September 10th.

The entire process, from finding the perfect home to moving into it, took only 6-1/2 months.

People need to wake up to the new possibilities n the world of modular homes. The modular home industry has made great strides in recent years, and it appears that many home builders, and even home construction companies remain unaware of the cost benefits and the other benefits of using modular home construction methods.

Two story modular homes are now available, thanks to the incredible efficiencies provided by the the development of manufacturing techniques in the modular house construction industry. Many people remember the modular homes of the past, two essentially identical halves of a single story house, that looked like a double mobile home.

It is important to realize that those days are gone, that two story modular homes and beyond, intricately designed homes are available to be built in the modular mode. There truly is no need to construct a a stick-built house on site at a high cost of production, including the down-time caused by bad weather conditions.

In the early days of modular home construction, only simple one-story houses were available, the two sides being manufactured to fit together on one seam. But modular construction has come a very long way from those days. and the modules and their eventual connection to one another afford the possibility of building any type house, from the simple cottage or ranch house, to the grand house that fits the term “mansions”, beautiful two story modular homes and even three story models.

Modular home constructi0n has come a very long way in the past few decades. Buyers (and builders) should look into this more efficient, less expensive way to build a house. Two story modular homes (and three-story homes) are available in a multitude of design and sizes!

Modular Homes in Wisconsin

Modular Homes in Wisconsin - To paraphrase a famous saying, “one’s home is one’s castle”. Therefore, it is not surprising that almost everybody would want to have a home that he/she can call his/her own. There are good, solid reasons why ownership is preferred over renting a house or condominium. A primary consideration would be the costs. Although you must be prepared to shell out a sizeable amount when buying your new home, a much lower cost is necessary in renting one. However, this is a short-term consideration since after paying the required deposits for rentals; you have to pay a fixed amount every month with no assurance that you will have possession of your rented space in the end. It is more logical to make a huge cash outlay knowing that you have possession over the acquired property.

The crucial factor of costing or expenditures is one of the concepts and key selling points employed by the Wisconsin homebuilders in packaging their modular homes. Money is and will always be a prime concern by interested homeowners hence alternatives to on-site home building must be presented in order that the buyer can have a choice. A viable option would be to look at the benefits you will enjoy when acquiring a modular home. Wisconsin manufacturers guarantee to provide its customers with homes that can be delivered on time with no cause for delay. The durability of the house to withstand the normal wear and tear is likewise assured as the final products come with warranties.

Fast turnover should not mean a sacrifice in quality and that is the reason why modular homes are becoming acceptable to the citizens of Wisconsin. Modular homes are produced inside a factory where every detail is monitored to conform to the specific requirements that were agreed upon by the manufacturer and the owner. Modern building techniques are applied to give you a house that is capable of efficient energy conservation. Certifications are issued to attest that the owner will surely save on utility bills when you finally move in your new modular home.

Modular homes in Wisconsin vow that when you purchase from any of the local manufacturers, you can depend that you will receive a complete home, down to the minutest details. This implies that you need not worry about the wallpaper, the flooring or the lighting fixtures. Everything will be in placed to serve you and make your moving in comfortable and trouble-free. Various models are available hence selecting one that fits your needs as well as your taste will be easy and fast. The different designs and structure will look like that you have a house that is site-built but with all the benefits attached in utilizing the modular home technology.

The popularity of modular homes has not escaped the attention of financial institutions. Nowadays, you can find a financial firm in Wisconsin that is willing to finance the acquisition of modular homes to any interested party. The feasibility of a modular home is certainly something you should consider when you happen to be in the market as regards housing prospects.

Modular Homes in West Virginia

In any part of the world, calamities are very common these days because of the rapid change in the environment. In most cases, calamities appear to be more destructive than it were before. Typhoons, hurricanes and other calamities that shake different parts of the world seemed to have more disastrous effects nowadays.

In West Virginia, calamities are evident as well. Residents in this part of the world suffer from floods, landslides and other calamities that caused some of them to be homeless. In July 2004, residents in West Virginia suffered a great disaster when several residents became homeless due to a severe flood and landslide. Because of this, the West Virginia Governor at that time, Bob Wise, placed a service and consumer sales tax exemption from residents that will purchase modular homes and the like.

The growing popularity of the benefits of modular housing may have been one of the reasons why the government chose to exempt people from paying for taxes if they will purchase modular housing units. It might be one of their calls for the residents to choose modular houses in exchange of the conventional ones.

West Virginians who became aware on the benefits of modular housing helps the advocates of modular housing to disseminate the information to their fellowmen. Like what the Center of Disabilities of the University of West Virginia did, they provided detailed information on the factors to consider when you are planning to build a house in West Virginia. And as expected, modular housing is included.

In the article found in the website of the Center of Disabilities of West Virginia University, they stated the benefits a person can have if he or she chose to own a modular house. The article stated that each module were built in accordance to all regional, state or local building codes depending on the destination where the modules will be built, that modular homes are sometimes less expensive than site built homes or the fact that modular homes have the same durability from its site built counterparts and increases its value over time. The organization further explained how modular houses are built. The article stated that each module are created in the factory under strict standards and delivered on the building site where local building inspectors see to it that each module has been properly placed and requirements have been met.

For the fourth quarter of 2006, the National Modular Housing Council reported a slight decline in the shipment for modular houses in various states in the United States. This report is the sum of all the shipments in the different states of the country. For several years, the economic status of modular housing in West Virginia has been doing well. As a matter of fact, the state of West Virginia was included as one of the state that experiences a year over year growth in shipment for modular houses. This is a clear sign that the promotions done by various sectors like the West Virginia University for modular houses, is paying off.

Modular Homes in Vermont

Modular Homes in VT - Building modular homes is a construction innovation that could very well provide the effective solution to the shortage problems faced by the housing sector. Almost everyone would prefer to have a roof over your head but not everybody could afford paying for one. Renting a house is always an option, which numerous families are resorting to at present times. However, doing this could be considered a waste of hard-earned money and should be discouraged if possible. Instead of having some form of investment in the form of your own real property, you are making the landlord richer with each monthly rent you pay.

Vermont is one such state that could definitely benefit from the popularity of modular homes. The latest statistics reveal that it is suffering from a housing shortage for a few years now. The lack in the current supply consequently affected the prices of existing houses as well as rental charges in the area. Concerned interest groups in Vermont have launched a campaign for the development of moderately priced housing infrastructures that could serve those that would like to establish their own homes. This endeavor, nonetheless, must be in line with the environmental needs of this State and its local inhabitants.

The gravity in the shortage of housing in Vermont cannot be overemphasized. Majority of its residents would certainly appreciate the advantages that a modular home could give. Modular housing is less expensive to acquire and at the same time, more efficient to maintain. Records show that many citizens of Vermont have to deal with commuting difficulties, as they are incapable of living in the same place where they work due to the excessive prices of existing accommodations. For those who are willing to stay in Vermont, it is either they manage to live in overcrowded housing facilities or settle for substandard structures.

For the second quarter of 2007, the shipments of modular homes in Vermont continue to increase year-on-year. This is a positive turn considering that several states have been experiencing a slowdown in this aspect. Given the fact that the shortage is still not adequately addressed, a similar setback is not seen in Vermont. The presence of more housing units in the form of modular homes could temper the upward trend in the prices of homes and rents in this state. This could pave the way for the introduction of affordable houses that will be of service to the community as a whole. The market share of modular homes is anticipated to get a bigger portion in the years to come.

There are good reasons why you should own a modular home in Vermont. You have the freedom of selecting the particular design you want your home to have including special specifications you requested. Its strength is claimed to withstand strong winds and in some instances, even earthquakes. Prior to actual turnover to the homeowner, the quality of the modular home is inspected to pass certain standards. Owning a modular home in Vermont is cost-effective that could give your family precious savings. You can move in immediately to your new housing unit as opposed to constructing an on-site home and deal with delays and weather changes.

Modular Homes in Tennessee

Spending time on planning his or her own house is a little difficult for a busy person who lives in Tennessee because of too much work. Though they have patience, they are more used to having or meeting deadlines in everything they do. It’s the reason why sometimes some of them prefer to have a modular home on a vacant lot that they own than supervising the construction of their home in their specified lot.

There are a lot of differences when an owner chooses to have a modular home than building a traditional one in Tennessee and most of it is an advantage. An owner may opt to choose from the compilation of modular home designs a company has or he/she can have it started from scratch discussing his or her own design. Technology by using computers and design software play a great part in constructing modular home designs in Tennessee. With it, builders and architects can add some features according to the owner’s preference in an easier way.

Speed matters in modular home construction. After visiting or contacting a modular builder in Tennessee, an owner will just have to wait for 12 to 16 weeks of construction to have his or her newly built modular home. You might hardly notice the time that passes by unlike building the traditional one that sometimes takes months of construction and dealing with the workers, inspecting every work, etc.. Though it takes only a short time in building, builders assure every modular home owner that their house meets the quality a traditional home have or maybe more than the quality it has. The quality exceeds to support its delivery handling. All modular homes are built with a climate-controlled environment and undergo a rigorous quality inspection everytime to ensure its highest quality level before it can be delivered to the owner’s home site.

You may wonder how modular homes are built in this state that most people prefer building a concrete one. After planning its design, modular homes are built by pieces in a particular modular home building site. Having modular homes is much cheaper than having traditional homes because builders bought the materials in bulk with a much cheaper cost, and pass the savings into the owner’s budget. We can see that modular builders use an ample amount of wood than concrete, as it doesn’t occupy a lot of weight during its delivery. Owners are assured that those woods used in building the home are of high quality and very reliable material, suitable for building such modular structures.

There are lots of modular builder companies around the state of Tennessee that caters the need of modular structures all over TN. Many families enjoy the benefits of having a modular home nowadays. Its great demand can be seen on the increase of its sales for about 10% every year in Tennessee. Because of that, it’s really a wonder to have your own house for three months, and see it installed on your vacant lot in a matter of hours.

Modular Homes in South Carolina

Modular Homes Builder in South Carolina - Modular houses are very common in the state of South Carolina. More and more people prefer to live in modular houses than in conventional homes because of the pros that they are getting from this type of house. Aside from being cheaper in maintenance, modular houses are also capable of withstanding strong winds. Each module that makes up the modular houses is factory built and underwent strict guidance during the manufacturing process. Another reason why residents in South Carolina opt to have modular houses is because of the fact that modular houses are well designed as well. Consumers can also have the option to customize each module of their homes!

Because of the huge demand for modular houses in South Carolina, more and more modular house builders can be seen in that area. Just browse in the Internet and the search results will show you different websites of modular house companies that promises to give you the best modular housing experience. These companies may offer you the cheapest prices or the coolest design but the thing is, are you sure that these companies are legal and follows the strict guidelines in modular house construction?

Since the modular house construction industry in South Carolina is so huge, it needs an institution that will foresee that everything is running smooth and that all the guidelines are being followed. Because of this, the South Carolina Modular Housing Institute was born. The South Carolina Modular Housing Institute is an organization representing all the modular house homeowners, manufacturers, retailers and all the people involved in the whole modular housing scene.

The South Carolina Modular Housing Institute aims to protect the well being of both the manufacturers and the consumers. This organization will act as a moderator for both parties to ensure that their interests will be protected.

For the manufacturers, the SC Modular Housing Institute will act as a defender if ever the government tries to make amendments on the current modular housing laws. Just recently, the South Carolina Building Codes Council tried to endorse a legislation created by the South Carolina Department of Labor Licensing that proposes to create modular sales licensing. However, people in the modular industry felt that it was unnecessary and what is needed is to improve the enforcement of the current laws. Because of this reaction, the SC Modular Housing Institute fought and will continue to fight the Statehouse about any new legislation that will affect their members.

For the consumers, the SC Modular Housing Institute helps the people in choosing the right builders. They guide the consumers in finding the right builder that will create the modular houses. SC Modular Housing Institute educates the consumers on the things that they should look for in searching for the right builders for their houses. The SC Modular Housing Institute could recommend their modular housing industry members to consumers since they are more aware that these companies follows the regulations set by the government.

The modular housing industry in South Carolina is a proof that modular houses are really popular in this state. However, clients and manufacturer should be aware of the laws governing modular housing construction to avoid any problems with the law in the future.

Modular Homes Rhode Island

A few years ago, residents of Rhode Island were skeptical about the idea of buying a house made in the factory. They think that sturdy houses cannot be built from some place else but should be done on the site where you want your new lair to be placed. There are even misconceptions that modular houses built in Rhode Island are badly constructed and can never be compared to the quality of an on site-built home.

But after being well-informed of the benefits that a modular house can bring, the housing market that used to be 6% only of Rhode Island increased up to 31% for the past six years. Most of the places of Rhode Island is now being served by the modular housing industry such as Cranston, Bristol, Kingston, East Greenwich, Newport, Lincoln, Narragansett, Providence, Pawtucket, Westerly, Wakefield, Woonsock and West Warwick.

But what made this remarkable growth in Rhode Island with regards to the factory built industry? Most people residing in the said state are very eager to have a house of their own. But unfortunately, not everybody has sufficient budget to pay for the construction materials and labor fees for the workers which usually lasts for several months. The more time consumed for building your home, the more money you would spend. Rhode Island residents also realized that having a home that will be delivered gives less building hassle especially if there are natural disturbances, such as bad weather, that would make a traditional home difficult to build. Within three to four months time, you can have your new modular home read for the house warming. The chances of getting your construction materials getting polluted by molds or get vandalized will also decrease since the building materials were not to be released from the warehouse unless it is already in need for the construction. Myths about modular homes also spread in Rhode Island when it used to be a new industry. To name one, a modular home needs a lot of maintenance because of the low quality it has. Sooner, they found out that modular homes are not as frail as they thought it was. Actually it has even better quality than a typical built home. They are not to be delivered to a buyer unless it passed the certain standards set by the local state. Now, more and more home buyers are choosing to have modular homes instead.

All companies that constructs modular houses caters its buyers the decision on how they would customize their own home. Most Rhode Island residents stick to their modest traditional homes but lately recent buyers are giving their normal-look modular homes a little twist to add uniqueness to their new place of dwelling.

At the start of 1992, there had been an amended provision regarding the sales and taxation of the modular homes in Rhode Island. Tax should be placed based at the cost of the construction materials not the value of the whole house. This is a modular house related issue that has not yet been resolved in the state of New York
