Why Build Modular?
Tue, Sep 30, 2008
We already know that modular construction is faster, more affordable and more energy efficient which makes modular homes better for the environment, but did you also know that modular homes are also stronger and higher in quality than site-built homes?
There are two main reasons why modular homes are stronger and higher in quality: the materials they’re made from and the inspection standards they are subjected to. Modular homes typically use 20 to 30 percent more materials (and are therefore even stronger than site-built homes) in order to ensure a safe trip to their final location. FEMA studies conducted after Hurricane Andrew have confirmed that modular homes are indeed stronger than manufactured or site-built homes.
Modular homes are also held to much higher inspection standards. These checks begin with quality and strength inspections in the factory (Northstar Homes uses independent, third-party inspectors in our plants) and are conducted again by local inspectors on-site to make sure the homes meet state and local building requirements.
Both factors add up to a home that not only feels stronger, but one that actually is stronger. As for the lifespan of a modular home, 100 years from now, the homes Northstar Homes is building today will still be standing.
Modular homes are becoming more popular today and for many good reasons.
These homes can be built more economically and less material is wasted when being built. Building waste and scraps are easily disposed of in a factory setting of a modular home site.
Modular homes often cost a lot less than a similar site-built home. They tend to cost less for the same amount of floor space. A modular home can usually be purchased on a lower down payment because of the lower price of the home.
One benefit of a modular home is quality control. Because they are put together in a factory, the materials are not exposed. Many site-built homes are in left in ice, snow and rain. All of these do affect the materials used.
Modular homes also have better quality construction. The manufacturers are able to use tools that are not available to site builders, like certain jigs. The energy efficiency of modular homes can be much better than site-built homes. Many of these homes are built different and save on energy costs.
Many times, a modular home can be built in a short amount of time. The foundation and the house itself can be worked on at the same time. There will be no interruptions or delays in building due to weather or harsh conditions.
Another advantage to building a modular home is security. Construction theft is very common at new home building sites. With all the materials of a modular home inside and locked, theft and vandalism is rare.
